Owners of each lot must keep and maintain their lot and the improvements thereon.
Owners must perform painting, caulking and maintenance of the exterior surface of the walls, doors, windows, and roof of the physical structure.
If you are repainting your house using the same colors as the original paint, then an ARC application is not required but you must contact the warranty department to obtain the original color codes. You may request the paint codes by sending an email to warranty@encore-fl.com. We have not had consistent response from the warranty department responding with color codes, so it may be easier to select from the new palette instead of trying to match the existing colors.
If you wish to change the color of your house, you have to pick a whole color pallet and it must be from the same phase as your property or from the link below of approved colors. The new color must not be the same as your immediate neighbors. Mixing of color pallets and phases is not permitted, however, the new palette is valid for houses regardless of which phase in which your house was built. If there is any deviation from the original colors, you must submit an ARC request. When submitting the new color scheme, please include the address of the home you are planning to paint for your new color scheme as part of your ARC request.
