PLEASE NOTE: YOU CANNOT LEASE YOUR HOME OR ALLOW ANYONE TO MOVE INTO YOUR HOME ON A LONG-TERM LEASE BEFORE RECEIVING APPROVAL BY THE REUNION WEST POA BOARD.
TERMS: the term “lease” in this article also means “rent”. The term “tenant” includes any individual (adult and minor) living in the home.
Can I lease my home on a long-term basis?
Yes, BUT you need ADVANCE approval from Reunion West POA. The approval requires you to submit required information. These requirements may be amended from time to time.
As a reminder, leasing by the room is always prohibited. Any long-term (or short-term) lease must be for the entire house.
What is a long-term lease?
Any lease of your home to an individual(s) for 180 or more consecutive days is a long-term lease. You must seek approval before leasing your home on a long-term basis.
Owners may only lease their home on a long-term basis once every 365 days. This once every 365-day limit applies even if you lease your home for less than a full year or you terminate the lease early.
What happens if I lease my home on a long-term basis without advance permission?
You will be in violation of our POA covenants and will be subject to fines and potentially other actions.
What do I need to provide to the POA to seek advance approval?
You must provide a signed copy of the lease. IMPORTANT: The lease must require that the tenant comply with all POA rules and regulations AND the lease must grant the POA authority to terminate a lease at any time for violation of these rules and regulations.
You must also provide your current signed agreement with your property manager who is managing the long-term rental.
You must provide the names of all individual living in the home during the lease. For all adults (18 years or older) who will live in the home during the lease, you must provide a driver’s license or other recognized governmental identification (with photo ID) for each adult. If during the lease, additional individuals regularly live in the home, the information specified above must be supplied to the POA.
For each vehicle that will be regularly located at the home (now or in the future), you must include the vehicles’ current registration and proof of insurance on such vehicle.
Any pet (or pet in the future) must be disclosed on the application. Type of approved pets are specified in Section 6 of the POA covenants.
The POA has a lease addendum that must be signed by both the owner and the prospective tenant. In this case, the term “tenant” means all adults (18 years or older) who will be living at the home.
Anything else?
Along with the tenant, the owner remains responsible (including financial responsible) for a tenant’s violation of the POA rules. The owner is responsible for ensuring the tenant complies with all POA rules and regulations and for communicating the rules and regulations to the tenant — including future changes to such rules and regulations.
For each application, the owner must pay a non-refundable $200 application fee to the POA before the long-term lease will be reviewed by the POA.
Only homeowners that are current in their POA dues and financial obligations to the POA are eligible to lease their home on a long-term basis. If future POA dues or other financial obligations are not paid, the lease must grant the POA authority under the lease and under any property manager agreement to direct all rental payments be first remitted to the POA.

How long does it take to get approval?
Normally, a decision will be made by the next scheduled POA meeting. However, the POA board can take up to 30 days to make a decision after all required information is submitted and responses to follow up questions are received by the POA property manager. No one can move into the home before such approval is given. Owners are subject to fines for allowing a tenant to move in before the long-term lease is approved.
