Our community has a combination of short term rentals, long term leases, part-time and full-time residents. that changes daily.

 

The Committed Property is a short term rental community and dwellings may be rented for a single calendar day up to a maximum of 179 consecutive days.

 

If the rental is longer than 179 day, then they would be considered a long term renter and may have access to additional amenities. A long-term lease is defined as any use of a Home by a person other than the Owner exceeding 179 consecutive days. All long-term leases must be in writing. No Owner shall lease a Home on a long-term basis (i.e., more than 179 consecutive days) more than once every 365 day period, regardless of the length of the lease or whether the lease is terminated early. Should an Owner wish to enter into a long-term lease, he must furnish the Association with a copy of the proposed lease, the name of the proposed Tenant(s), the names of all proposed residents, and such other information as the Association may reasonably require. Any person occupying the Home as a resident after initial approval shall be subject to a separate application and approval process.
